Der Energieausweis ist ein Dokument, das Daten zur Energieeffizienz und zu den anfallenden Energiekosten eines Gebäudes liefern soll. So soll er einen Vergleich zwischen Immobilien ermöglichen, den Miet- oder Kaufinteressenten in ihre Miet- oder Kaufentscheidung einfließen lassen können. Seit 2009 ist der Energieausweis bei allen Wohngebäuden in Deutschland Pflicht. Bei Vermietung oder Verkauf muss der Energieausweis potenziellen Mietern oder Käufern spätestens bei der Besichtigung unaufgefordert vorgelegt und nach Vertragsschluss übergeben werden. Seit der Novelle der Energieeinsparverordnung , die seit dem 1. Mai 2014 galt, müssen Verkäufer oder Vermieter den Energie-Effizienzstandard bereits in der Immobilienanzeige nennen. Wer dies vorsätzlich oder leichtfertig nicht, nicht vollständig oder nicht rechtzeitig macht, muss mit einem Bußgeld von bis zu 15.000 Euro rechnen.
